MRTA's Brown Line project page says the `Khae Rai-Lam Sali` line is still under preparation, starts from `Khae Rai Intersection`, connects with the Purple and Pink lines, and remains on a future approval, construction, and operation timetable. An official OTP feasibility-study summary also supports Khae Rai as part of the western end of the Brown corridor after `Nonthaburi Civic Center`.

What already exists is a strong interchange district around the `Khae Rai-Nonthaburi Civic Center` corridor. Official MRTA Pink Line material confirms the line starts from the Nonthaburi Civic Center side of `Rattanathibet Road` and turns at `Khae Rai Intersection`, while current MRTA station material for the same broader area identifies nearby anchors such as `Esplanade Ngamwongwan-Khae Rai`, `Lotus's Khae Rai`, government uses, and park access.

For property work, the strongest reading is a future corridor-interchange thesis: commuter condos, family apartments, rentals, townhouse clusters, service offices, food frontage, and selective mixed-use assets. `needs-more-sources` is more defensible than `ok`.
